A Bigger Housing Impact

solar homes Seems that some Americans still love to build it big.
This may never change. ListedGreen would like to convince everyone, especially the large luxury homes segment, to at least go for LEED certification. You know they will build it big anyway, so why not show them (and everyone else), that homes can indeed be "greener", not just by design, but also by function.

A long list of components can definitely make a difference on how these larger homes' energy costs could be as much as 80 to 90 percent below average like-sized typically built homes. The folks who make the biggest impact, are the ones who decide to go truly eco-friendly.

But there's a lot of argument out there - how huge homes could even be considered green? Obviously, there's quite a bit more resources going toward building such a large, stately estate. Overall, a bigger impact on the environment - or does it really have to be an impact?

One first smart step, would be to utilize recycled building materials throughout. There's a multitude of eco-friendly products available, and since the luxury client shouldn't mind the larger budget for building bigger homes; why not take a giant "green" leap in the right direction? Say they've already decided to build huge homes, but chose to use reclaimed construction materials instead. Then just take it to the next level and go solar.

Not just solar for electric power consumption, but for generating domestic hot water and radiant home heating. Thermal Solar Tubes have definately come a long way since their inception well over a decade ago. Widely used in the UK, Asia and Australia, these UV absorbing glass tubes have substantially dropped in price, making them a wise economic and environmental choice for heating water in the United States.

And what about water?

Reclaiming water should (in our opinion) be mandatory in all new building codes, locally and nationally. Recycling grey water is not only easy to accomplish, but much more cost-effective than the monies spent to treat and deliver water to homes everywhere, large or small. The energy it takes to deliver water is a lot more than the average American realizes. We just take it for granted when we turn on the faucet, tub, shower or even flush the toliet, that water will be there, without giving much thought of the sizeable amount of energy dollars (and resources) that is spent to accomplish such a process.

That's just a start. Many green options can be incorporated while building new green homes and ListedGreen will continue to elevate these "greener" building choices. Since we can't ignore the fact that people will still build it big, and we can't force them to build smaller (at least for now), so maybe we can at least educate the luxury home builders to do it better.

Building a Green Home with Concrete

For quite some time now, a number of "green" homes have been built using ICF's (Insulated Concrete Form) for the exterior wall construction in many parts of the United States.

Seems like a simple idea - layout and stack hollow "foam blocks", drop in steel rebar for reinforcement and then pour concrete in the core of these hollow blocks.

Then presto! - foam insulation (EPS) on both sides - with a layer of concrete in the middle!

When first thought, it seems that this method would be a very energy efficient way to construct exterior walls with concrete but it's actually a very inefficient use of concrete's "THERMAL MASS" - which if used properly, can add enormous energy saving benefits for the interior living environment of green built homes.

The true benefits of Thermal Mass.

So what is this "thermal mass" you ask?

Simply put, just think of thick concrete as a "big battery" to store energy - hot or cold.

In winter, that concrete "mass" can absorb heat from indoor heating systems (and the sun), then releasing the "stored heat" back into the living space later at night.

Now just reverse that same thought for hot, summer months. The exterior of the concrete absorbs heat from the sun during the day (isolating the cooler interior), then slowly re-radiates the heat back toward the exterior at night. Remember - heat energy moves from warm to cool.

This unique behavior of a thick layer of concrete is called "THERMAL MASS EFFECT".

The comfort is a more stable temperature of the living area. The savings is your off-peak demand for energy.

So you wonder - why on earth would a person want to "trap" this amazing energy saving benefit of "THERMAL MASS" by encasing it with foam insulation (which requires more building materials to cover it) on BOTH sides?
We wondered that too.

Some good news!!
There is a green company that has successfully developed, patented and manufactured a simple, proven "Building Insulation System" for concrete wall construction since 1980 - way before "green" was a buzz word in the media. Though mostly utilized in commercial building applications, this "Building Insulation System" has also been widely used in residential construction.

Well over 100 million sq.ft. of buildings worldwide have been "Integrally Insulated" - by placing a layer of very dense, rigid styrofoam insulation (extruded polystyrene) "sandwiched" between two layers of concrete.

The result is you have an exposed thick layer of concrete (thermal mass) on the interior living space, able to take full advantage of the "THERMAL MASS EFFECT" and thus off-setting peak energy demands.

Just imagine. No mold issues. Tornado and hurricane resistant (concrete is the best and most durable material available). Sustainable - no need to rebuild after a hurricane or tornado (saving resources and lives). Very energy efficient by off-setting peak energy demands and concrete lasts a lifetime.
